Richard is a Partner within Shulmans’ highly-regarded property litigation team, who are specialists in the proactive management of risks and the resolution of disputes associated with occupying and owning commercial and residential property.
Asset Management: Landlord and Tenant
Richard takes a key role in the property dispute team’s work with landlords and tenants in respect of property asset management. Richard advises commercial landlords and tenants in managing (and, where sensible, avoiding) disputes over the following matters:
- Business lease renewals
- Rent reviews
- Possession claims
- Breach of contract claims
- Break notices
Richard has particular expertise in acting for landlords and tenants in relation to interim and terminal dilapidations claims. He also has experience of advising landlords, tenants and insolvency practitioners on landlord and tenant insolvency matters.
Development: Land Assembly and Disposal Issues
Richard also has considerable expertise and experience of acting for residential, commercial and mixed-used developers and land owners in the complexities that can arise in respect of land development, land assembly and land portfolio disposal issues. Richard works closely with our commercial property, planning, environmental and residential development teams in this area and in particular deals with disputes involving the following:
- The interpretation of property contracts
- Adverse possession
- Restrictive covenants
Of considerable note is Richard’s work in assisting with settling several multi-million pound claims relating to Leeds City Centre residential developments in favour of a major Leeds-based developer client, following the downturn in the economy.
Richard’s professional memberships include the Property Litigation Association and the Leeds Property Forum. He is also a member of the LinkedIn Dilapidations Discussion Forum and Interest Group, which is led by Shulmans' Partner Michael Watson. He is a member of the British Council for Offices (BCO) and is Chair of of the BCO’s NextGen Committee for North England and North Wales.
